House prices are recorded each time a property is sold, meaning you should be able to check the historic sales prices for any properties which have sold from 1995 to present.

Sales before this time aren’t available so you would need to contact HM Land Registry directly if you need to access this information.

If a transaction is missing from our results, it’s usually because:

  • The sale only completed recently and the data has not yet been updated
  • There is a mistake or missing record in HM Land Registry

How do I check how much my neighbours house sold for?

How long does it take for sales to show?

When a property is sold, the transaction (along with the sale price) is recorded in the HM Land Registry price paid dataset.

This data is updated monthly, however there can sometimes be delays which mean that a recent sale still won’t appear in the database. Under some circumstances, it can take a couple of months before you’ll be able to see how much a house sold for.

Why can’t I find my property?

If your house hasn’t been sold since 1995, it won’t appear on our search results if you are trying to check house values.

If you are looking to get an estimate of your properties value, you could check similar neighbouring properties to find out how much they have sold for.

Can I check what my house is worth now?

Using information from previous sale prices and the house price index, we’ll aim to provide an estimate of what your house is worth now.

It’s important to be aware that there are a number of reasons which could cause the estimate to be inaccurate, for example, if it has previously sold significantly below market value or has had major renovations in the time since the last sale.
